Forget Everything You've Been Taught About Autosurfing and STOP Flushing Your Money Down The Toilet!

I would love to slap you. Maybe you deserve it, but certainly you need it. I need to pour iced water over your head, flog you with a sausage and yell as loud as I can in your ears

"FORGET EVERY BIT OF ADVICE THE OLD INDUSTRY GURUS TOLD YOU, THE OLD ADVICE ABOUT AUTOSURFS DOES NOT WORK!"

Yes, you might be a little surprised. Yes you've probably not been flogged with a sausage before, and you'll probably be a bit confused as to why I've got an entire website dedicated to an industry I don't hold much faith in.I really believe that right now (October 10th 2006) the entire industry' exists because of one company alone and I'd like to use this opportunity to explain why you might have lost money on investment after investment this year.

I'm pretty much out on a limb here. Nobody else seems to share my pessimism, but then look around where are the autosurf commentators and advisors of last year? Have you received any email updates from these people telling you how much money they've lost and how they are trying to recover it? Are they still providing advice and strategies? They aren't because when the autosurf industry is strong, its actually hard to lose money. Whether you tell people to diversify, or to invest only in one company, the advice will appear to work. It's only when the industry is not going strong that people follow the old advice which once seemed to work, and effectively flush their money down the toilet.

I'm dedicating this article to the people who are scratching their head this year. The people who've consistently lost money in nearly every surf site of 2006 and wonder what is going on. We can't blame Stormpay any longer, we can't blame e-gold or SEC regulations so I'm going to tell you exactly why the odds are so hugely stacked against you this year.

1) Due Diligence DOES NOT work.

Due Diligence was the pompous buzzword of 2005. Every forum post required it to be used to assert your status as an autosurf elite. It means "do proper research about a company" before you invest.

Due Diligence makes some very dangerous assumptions

- It assumes that if you know the name and contact details of a webmaster they will never run away.

- It assumes that the webmaster is competent.

- It assumes that it is hard to falsify DD documents.

2) People are Wrongly Petrified of the Word Ponzi' Because they Associate it with 12DailyPro's Collapse.

Before 12DailyPro was around last year, people were not really concerned about how an autosurf made money. Suddenly this Ponzi word began infecting everything to do with autosurfing. People began to associate 12DailyPro with Ponzis with losing all their money. The case is MUCH more complex than that. If it were that simple then other autosurfs would have been hauled in front of the SEC too and this has not happened.

People are convincing themselves that autosurfs are trading in forex, investing in offline opportunites are living a dangerous lie. I'll leave it again until another time to explain exactly how an autosurf makes money but for now don't let autosurfs blindside you with this kind of rubbish. A company declaring links with forex traders is much more likely to be a scam than one which keeps its operations more private.

3) People Confuse Reputation With Competence.

People seem to be connecting experience in a forum with an ability to run an autosurf.

Haven't you noticed that all these new autosurfs and HYIPs are being run by people with no experience at all in running sites. Why do you believe they will learn the ropes and excel?

4) Diversification Doesn't Work if There are no Good Companies Around

There have been times this year where there has not been even one autosurf worth investing in. Often it is worth getting out of the market for a few months until something credible appears again. If we'd have all done that since January, imagine how much we might have saved.

5) People Believe That Low % Autosurf Sites Are More Stable Than High Percentage Sites

I remember last year hearing a respected autosurf commentator explaining that sites offering 1% interest per day for a year should be considered as bankers'. He was explaining that they are much more stable that high % short-term sites. How many 1% for 1 year sites do you see now? How many of them are being advertised or are attracting attention? There's about three I can think of and not one would get noticed in a forum.

6) People Still Have Blind Faith in AutoSurf Owners

I'd argue that during 2005 nearly every autosurf owner began their website with the best intentions in mind. They genuinely thought that they'd be able to pay members and keep the site running. I argue that this year the story is different. People have come to realize that when a site closes it is the owner who comes out smiling at the members expense. I believe that some companies (perhaps CompactSurf) set off with a financial target in mind. When they got a certain dollar value in their e-gold account they decided to close. It really is impossible to read the mind of the autosurf webmasters and there is nothing at all you can do about it.

7) People are Still Following Tipsters Like Sheep

Nothing makes me more angry at how irresponsible HYIP and Autosurf commentators have become. Read most of the autosurf blog sites, or read some of the emails that you get from those people and you'll recognize that there is ALWAYS one company being marketed. As I said, there can be (and there have been) times where not one HYIP or autosurf is credible. Most of the bloggers take the least-bad company and market that. As soon as it has problems they switch their downline into another company, collecting their commissions on the way.

The most common question I'm asked is "Which autosurfs should I invest in?" My standard reply is invest in the industry leader and nothing else. I'll define this industry leader later, but I'm keen to keep this article academic and don't wish to go off-track. Most people are disappointed by my reply.

They were expecting me to whisper a company name in their ear and magically unleash the next way they can make millions. I could pander to demands and reel off the company that pays me the highest referral commission but I very much want my reputation to last longer than a typical autosurf's lifespan.

To Conclude

* I hope by now you can appreciate just why you've been losing money this year and can see that autosurfing now is very different to how it used to be.

* I do not recommend many companies, simply because it is extremely difficult to predict their motives and their future.

* A wise investor will not search for opportunities which really do not exist.

* I have not yet completed an article about what new strategy you should adopt .. but it is in my to-do list. If you understand the gravity of my arguments here then this update is essential reading.

San Francisco Schools Small Schools are Effective

The Small Schools program in San Francisco Schools was established back in 2000. One successful example of a small school is the San Francisco Schools Leadership High School. This high school has a total of only 345 students, uses high standards and close relationship with teachers to help at risk students. Leadership High School was established about 5 years ago and now has some of the highest test scores in all of the San Francisco Schools. Mainly the idea is to take large schools, usually high schools, into several smaller schools that can focus on the students needs better.

San Francisco Schools have become a leader in a growing trend that has spread across Northern California. The idea behind breaking up large schools is an attempt to provide an alternative to the status quo. Students in a small school tend to have higher rates of graduation, higher attendance rates, and higher university attendance. The small school environment succeeds due to a more personalized learning environment. The small schools of the San Francisco Schools use a mentor system that gives guidance to that they are personally engaged in their work. Students are motivated while being connected to the school community. The National Longitudinal Study for Adolescent Health reports that students in a small school environment were less likely to use alcohol, illegal drugs, become pregnant, or experience emotional distress.

San Francisco Schools Small Schools for Equity

The Small Schools for Equity program is an innovative partnership between San Francisco Schools and a local university. This high school has one hundred students from all of the San Francisco Schools. This high school will be housed on the universitys campus and be supported by the College of Education while being managed and funded by San Francisco Schools. The students, teachers and administration will have a say in curriculum development. Students who attend the Small Schools for Equity program were chosen by San Francisco Schools officials. The high school students will study a rigid curriculum that will include high school level math, science, English, humanities, world language, art and Japanese. No college courses will be offered.

The Small Schools for Equity program provides the College of Education with a great opportunity in teacher education. San Francisco Schools has allowed university students seeking teaching credentials to teach and observe in schools throughout the San Francisco School district for years, now the College of Education will have a high school on campus that will benefit from modern educational theory and practices. The high school will be housed in Burk Hall and run a full school day from 8AM to 3PM, the rest of the day Burk Hall will be used by education students.

San Francisco Schools Board of Education Reviews Small Schools

The San Francisco Schools Board of Education is, this summer, reviewing a policy that would support the San Francisco Schools Small Schools By Design. The policy is being introduced by San Francisco Schools Acting Superintendent Gwen Chan and is supported by school board president Norman Yee and San Francisco Organizing Project, a community organization that supports the small schools initiative. San Francisco Organizing Project is a collection of religious congregations, schools and community centers. Those opposed to the program claim that the money spent does not equal the benefits but supporters say that the Small Schools offset the difficulties of declining student enrollment and the flight of families from San Francisco Schools. The current policy up for vote would create a task force to determine the locations and needs of San Francisco Schools which would benefit most from Small Schools.

We all have some kind of knowledge to share. If you determine that you have some kind of knowledge that you can share, then there is likely someone out there in the world who would be willing to pay you to obtain that same knowledge.

E-books are an ideal way to disseminate this information. With the e-book format, there are no printing costs, since your book is stored as a digital file. Self-publishing a digital ebook is not nearly as hard as you might think it would be.

Software is a similar beast. Since it is a digital product, you dont have to cover the costs of packaging and distribution. You can sell your software online, cutting out the middleman, keeping the extra profits for yourself.

Product Drop-Shipping

Some wholesale companies will allow you to buy products from them on a piecemeal basis. Of course, the cost is a bit higher than what it would be if you bought products a pallet at a time, but the convenience to you more than makes up for the additional cost.

The drop-shippers allow you to sell a product to your customers, and then you can take the money you collected from your customer to the drop-shipper. The drop-shipper will ship the product directly to your customer.

Affiliate programs

With an Affiliate program, you can register with a seller, and the seller will give you a unique URL that you can use to promote their products or services. When someone uses your affiliate URL to visit the sellers website, the seller will track that person until the visitor leaves the site. (Some Affiliate sellers will drop a cookie on the computer of the visitor, and if that person returns to the sellers website within one year, then you will get credit for that visitor returning to the sellers website.) If the visitor buys a product or service from the seller, then your account will be credited for bringing a buyer to the website. This will result in your earning a commission for bringing the buyer and seller together.

On-Site Advertising

Both Google and Yahoos Overture services offer an option to webmasters to carry their advertising on your website. When someone clicks a link on your website and visits the advertisers website, then you would get paid a small payment for having connected the potential buyer to the sellers website.

This is a type of advertising that pays you when someone visits the sellers website. Contrast that with the Affiliate program, which pays you when someone buys a product from the sellers website, and then you can see the fine line difference between the two types of advertising.

How Much Can You Make Utilizing On-Site Advertising?

Truth be told, there are a lot of people on the internet who makes tens and hundreds of thousands of dollars per month --- yes, I said, per month --- using only Googles on-site advertising program, called Adsense. The rest of us make hundreds or thousands per month.

The truth is that with Googles contextual advertising program called Adsense, your income is based on what the advertisers are willing to pay for your traffic and how much traffic you can generate.

The Profit-and-Loss Factor for the Advertiser

It is a matter of profit-and-loss for the advertiser. If the advertiser pays one dollar for a visitor, and every 35th visitor buys what the advertiser is selling, then the advertiser is getting one buyer for every $35 spent. If the advertisers profit margin is enough to afford spending $35 to acquire one customer, then the advertiser will feel his advertising is worthwhile, and he will keep on coming back for more advertising.

If on the other hand, the advertiser is only earning a gross profit of $20 per transaction, then he or she will have a hard time justifying the $35 advertising expenditure.

This is why you will find that most Google and Yahoo advertisers are only willing to spend 25 or 50 cents to get one visitor to their website.

And then depending on a number of factors, you will only earn 30-50% of the gross revenue that Google or Yahoo earned for that visitor.

Taking the lowest case denominator approach, 30% of 25 cents is roughly eight cents that you will be paid for each visitor that you send to an advertiser.

Some of these guys who are knocking down ten thousand dollars a month are actually doing so at eight cents per click! What is their secret to success? They are getting thousands of people to visit their website everyday.

The Profit-and-Loss Factor for the Affiliate Seller

On the flip side, let us take a look at the same scenario for the Affiliate seller. Instead of paying for visitors, advertisers are paying for actual sales.

The Affiliate seller knows his or her margin well enough to know that they can afford to pay anywhere from 2-50% of the actual transaction amount to the person who referred the buyer to their website.

The Affiliate seller is not paying for advertising on a gamble, instead, they are paying for advertising on a sure thing.

It is not unheard of to earn $20, $50 or $200 on a single Affiliate sale transaction.

If you are able to convert one person in thirty-five to buyers of an affiliate product or service, you could conceivably make more money with less traffic, than the guys knocking down the big bucks with Adsense.

Mix-and-Match For The Greatest Success

This is really important to your bottom line. If you fail to heed my advice, your website may fail to survive.

Unless you are the owner of a product or service sales website, then you will be relying on the various advertising opportunities to survive.

You are best to mix-and-match your offers for the greatest success. Yes, do set up Google Adsense on your site, but also set up Affiliate programs on your site.

You may sell a few products each week, and the sale from those products might make a good income for you. But, for the people who arrived on your site who are not interested in your main offering, give them another advertisement to click on before they leave. This way, you can get the Pay-Per-Click advertising revenue from those people who chose not to buy the products and services that you are selling through the Affiliate programs.

Diversification Is Your Key To Success

Dont let yourself be fooled by the idea that you can be profitable with only one product or service offering or advertising revenue generator. Many people have entered this medium with a Made For Adsense (MFA) site, and many of those people have gone out of business in just a few months.

Dont put all of your eggs in one basket. Or else, when you fall, you will have nothing to show for all of your hard work.

How To Break Into Print Publishing

The big question. Do you submit directly to publishers, or do you find an agent who will do that for you? Based on anecdotal evidence I've heard, it can work either way. Many publishers refuse to read unagented submissions, but on the other hand Tom Clancy and John Grisham sold their first books without an agent.

The bottom line is, if a publisher reads what he can sell, he'll buy it. It doesn't matter if it comes from an author or an agent. The trick is getting him to read it. That's always your focus.

Some people swear by agents because they're the ones who will get you larger percentages and advances. I've decided I don't care quite so much about that. In the case of a new author, I sincerely doubt that'll happen anyway. Maybe later. I'd hate to lose my first sale because some greedy agent asked for too much money. Not that I believe that'll happen either.

There are also those who swear by agents because many publishers won't look at an "unsolicited manuscript." That's true enough. They ain't got time. They're using agents as a preliminary screening process. A good agent will also know which publishers are most likely to be interested in what YOU write.

Someone recommended that once you've selected some potential publishers, phone each one and ask how they would like to be approached. Ask to whom specifically you should address your work. Then you can honestly call it a "solicited manuscript." (Always be honest in your correspondence.)

If this doesn't work, because you can't phone or the secretary refuses to cooperate and tells you things like "we only accept material from reputable literary agents," then mail your query letter, bio, synopsis, and sample chapter. They can only say no, or they can say your query looks interesting and they want to see the rest of the manuscript.

If you hook a publisher this way, odds are the publisher will like for you to have an agent. So this is when you can call one, after you've hooked the publisher. The agent gets 15% for doing practically nothing, so he'll take the job. The publisher will become more interested when your agent phones saying he's (or she's) looking after your interests in this matter.

The most important step is to get your presentation looking as professional as possible. No mistakes. None. Zero. Nada. The vast majority of rejections aren't because the story is bad, but because the Acquisitions Editor concludes that it'll be too much work to make it "ready to read." With new authors, publishers usually lose money. Advertising, print inventory don't ask them to invest a great deal of editing time as well. They won't do it. It's just that simple.

THE SELECTION PROCESS

The most important part of getting your error-free manuscript published is choosing the right market. The best way to do this is to read books that are aimed at the same target audience as your own. If you want to approach publishers directly, look at who published those books. Their marketing machine is already positioned to announce your manuscript to your target audience, and they want more books of the type that you write. They're your best bet.

Some authors thank their editors. If you're going straight to the publishers, note the editors' names and use those, preferably after a phone call to ensure the editor still works there. If you can, just phone the publisher and tell whoever answers the phone something like "I'm writing a letter to so-and-so, and I want to be sure I'm spelling the name correctly." I used to be a secretary. I liked quick, easy questions.

If you want to approach an agent first, look in the acknowledgements sections of those books. Some authors thank their agents. Look up those agents and start with them. Tell how you found them. This might impress them because it makes you look professional. You know they've got a track record in your genre. They know how to sell to publishers who are aimed at your target audience, so let them do it.

Whichever method you use, go in fully prepared. Meaning, work through all the steps below before you submit anything.

OVERVIEW

Your aim is to convince someone who not only does not know you, but does not want to know you, and has read too many bad books, that your book is different. For this you need a cover letter, bio, synopsis, and a sample chapter of such sublime wit, wisdom and genius that even the most jaded and cynical editor can take pleasure in it.

Take your time. Don't just whip up something in a day and send it out. You're probably looking at a one or two year gap between acceptance and publication. So in the grand scheme of things, taking the time to make your presentation really shine won't matter. EXCEPT, it'll ensure you get published in the first place.

Every publisher should have writers guidelines. Get them. Read them. Follow them. They're using the process of elimination to get out of reading these submissions. The first step in that process is to bump off everyone who can't follow the guidelines. Don't be one of them.

PREPARING YOUR QUERY LETTER

This will be the first impression they get of you. Make it a good one! Edit that letter as hard as you would a manuscript, and make the damn thing perfect. Make it good writing. Sum up your book in such a way as to make the recipient of the letter say, "Wow, I want to read this book."

The first page of your book, along with the jacket text, are what usually determines whether a browser buys your book or puts it back on the shelf. As you write your query letter, think of what you'd put on that book jacket, and work that concept into your letter.

Never address your query letter To Whom It May Concern, Dear Editor, or any of that. Get a name. When you find the books that you really like, and are searching them for potential publishers, call those publishers. Ask who edited those books. If you want to approach the publisher directly, write to those editors.

With a simple bit of good writing, and we all know you can do that since you've already written and polished your manuscript, you'll make it past this first hurdle. The editor reads your letter, sees nothing in it to stop him from continuing, and has no choice.

What would stop him? Typos. Grammar. Spelling. Boredom. Or anything that says "I write so much better than Stephen King that he's not fit to hold my jock strap. Buy my book and we'll both get rich."

WRITING YOUR BIO

Don't lie. That's the first rule. The second rule is, don't forget any writing credits. List everything relevant you've got. Publications in decent magazines or newspapers. Credits in TV, films, theaters. Any literary prize you've managed to get in adulthood. The fact that you're a professor of English or an editor on a sports journal.

If you have no literary background, no education, and no respectable publications, but you spent fifteen years in solitary confinement in a Siberian Work Camp, that might indicate that you have a story to tell. But if you're writing about cuddly koalas to entertain the under-five crowd, this piece of information may be more than anyone needs to know.

You can list your credits either chronologically or from most impressive to least impressive. Just whichever puts you in the best light. You want to look like you're already a successful author. You don't want to sound arrogant, but you do want to sound confident. Keep it to a single page. You don't want to waste anybody's time. They don't have enough. (Who does?)

If your bio is so bare of details that it's more of a liability than an asset, forget about it. Maybe your "bio" equals a sentence or two, in which case you can work it into your query letter instead of a separate document.

Your goal, remember, is to get that editor to read your synopsis or manuscript. To judge it on its own merits. If he reads your writing and rejects it, you gave it your best shot. Try a few more, and if they all reject it, think about improving your writing. But you don't want that editor to stop reading your submission before he gets to your writing. So, take the time to do the query letter and bio correctly.

WRITING YOUR SYNOPSIS

To quote at least one agent, "There is no such thing as a good synopsis." And how can there be? How do you sum up 50,000 or 100,000 words in a page or two? I'll tell you how I do it. Very badly.

Having said that, this is your first chance to show the publisher that you can write. Some publishers want a minimal amount of information on first contact (query letter, bio, synopsis). Others want to see the first chapter or two as well. Nobody wants to see the whole manuscript at first, except those who say so in their writers' guidelines. If you include sample chapters, the chance of them being read depends largely on the quality of your query letter and synopsis.

Keep your synopsis short, two pages maximum unless the writers' guidelines say differently. Shorter is better. Pick out the theme and the strengths of your book and, in as clever a fashion as possible, relay these qualities in a brief chronology. The chronology is less important than the theme because, in truth, your only hope with a synopsis is that your theme or concept will strike a chord with the editor or agent reading it.

If your story is funny, your synopsis should be funny. If it is a romantic story, then your synopsis should be a romantic synopsis. You are a writer, and here is where you can be creative.

Many great works of literature don't have easily defined stories, just fine writing and good characters. If you have no story, then you have to sell your idea. The synopsis must have fine, clear writing. Say how your book starts, how it ends, and the interest in the middle. This isn't the time for cliffhangers.

Your sample chapter should do the main talking, but your synopsis should offer up those clever memorable sound bites that will linger in the editor's mind and convince him to read the sample chapter.

PREPARING YOUR MANUSCRIPT

Did I mention that your manuscript must be flawless? I'll mention it again. Your manuscript must be flawless. Especially be sure that the first chapter(s), the "hook" that you'll submit, will be the type that grabs the reader and makes him/her/it wonder what happens next.

Beyond that, some mechanics:

If the publisher you're submitting to lists all this information in its guidelines, you're in luck. Do what they say and they'll read the manuscript. Fail to do so and they'll set it down unread, even if you're the next John Grisham.

Remember, they're budgeting their time and trying to get out of reading this stuff. Once they read it, they'll be fair. (If not, you don't want them.) If it's good solid writing, you're in. But until they get to the writing, they always expect the worst. If you'd seen some of the crap that comes their way, you'd be just as pessimistic. But in the end they do love good writing or else they'd quit that job.

Publisher Directories at http://www.chinarice.org/publisherlist.html contains the websites of almost 100 publishers, but they do tend to vanish quickly. I recommend visiting this after you've gone through the selection process, either from books you read or from a book such as WRITERS MARKET.

AGENT LIST

Here's some advice from the Agent Research and Evaluation website. They define an agent as:

"...someone who makes a living selling real books to real publishers. No one representing himself as an agent should also claim to be a book doctor, an editor-for-hire, a book 'consultant' of any kind. They shouldn't charge any type of 'upfront' reading fee, marketing fee, evaluation fee or any other fee apart from a commission on work sold.

This is excellent advice. Anyone can call himself an agent, get himself listed somewhere, and tell every author who sends him a manuscript "This is excellent. Send me some money and I'll sell it." Then he can pocket the author's money and do absolutely nothing, or send the manuscript to the same publishers who reject everything else he sends them.

Agents work for a percentage of your sales. It's usually 15%. An agent's source of income must be the books he sells. If the author pays him before he closes a sale, where is his incentive to close the sale?

Insist that your agent send you copies of all rejection letters. A great agent should offer this without you asking, and those rejection letters shouldn't all be undated "Dear author" or "Dear agent" letters that don't mention you or your agent or your manuscript by name.

Your agent should also involve you in the selection process without you asking, even if that just means telling you "I'm sending to this, that, and the other place." Don't let him/her send your gothic romance to a children's publisher, etc.

If your agent is sending your stuff to the right places and it's still getting rejected, you've done all you can do, except write better.

There are several different basic types of wine. The most basic breakdown is red wine and white wine. When the grapes that make these varieties of wine are combined, a rose or blush wine can be created. If the wine is allowed to ferment in a way that produces carbon dioxide bubbles, it becomes a sparkling wine. If the sparkling wine comes from a particular region in France called Champagne, it is known as Champagne. There are also fortified wines these wines are also fermented from grapes, but additional amounts of alcohol from other sources are added to the wine to raise its alcohol content. An example of a fortified wine is brandy.

Making wine is not an easy process the fermentation of a really good wine may take years or even decades to complete. The type of oak barrel that wine is typically fermented in is also the result of a difficult process. Out of the 400 species of oak that grow on Earth, only 20 species are used in oak barrels for winemaking. Of those 20 species, only 5 percent of the wood taken from these trees is deemed good enough to be made into wine barrels.

The amount of grapes needed to produce quality wine is another of the many mind boggling wine tidbits known. Generally, it takes four clusters or 300 grapes to produce just one bottle of wine. Since there are only about 40 clusters of grapes produced on a grapevine per year, this means that each vine is only capable of making 10 bottles of wine. Given this fact, it is pretty amazing that wine is as cheap as we find it.

As you can see, wine is a not a simple fermentation process. The next time you drink a glass of your favorite chardonnay, think about the difficult journey that it made from grape to bottle.

Getting a Mortgage After Bankruptcy

It is unfortunate that many bankruptcy attorneys do not give their clients more direction with regard to restoring themselves after their bankruptcy.

There are some simple steps that anyone who files a bankruptcy needs to take in order to restore themselves financially.

Using these steps below, you can restore your credit and prepare yourself to become a homeowner.

1. Get a copy of your credit report.

Many times (most times) the credit accounts that are absolved with your bankruptcy are not removed from your credit report immediately. You can contact each credit reporting agency (Equifax, Experian, and TransUnion) directly to get a copy.

2. Have derogatory credit items that were charged off in your bankruptcy removed from your credit report.

You will need to send a copy (not the original) of your bankruptcy discharge papers to all 3 of the credit bureaus asking them to remove these inaccuracies. This process can be done by mail for free, or online for a small charge by the agencies.

3. Pay all of your bills on time.

Bankruptcy is a means to financial recovery. It is intended to allow you to "start over" financially. After your bankruptcy, you need to make sure that all of your bills are paid on time. If you are having trouble with an upcoming bill, DO NOT IGNORE IT. This is where most people go wrong. Call your creditors before they call you and let them know what your challenges are. If you can't get a reasonable rep on the line, ask for a supervisor, but again, do this as early as possible, not the day the bill is due or after it is late. If you are having trouble with your bills, you may need to solicit some help.

4. Have a strong documented rental history.

This is critical as it is most likely the largest monthly expense that you have. Underwriters (the people that actually sign off on your loan's approval) will look very hard at how you have paid your rent as they are going to replace it with a mortgage payment of equal or greater size. It is very important to be able to document your rent payment history very specifically. If you rent from an apartment community, then all the bank will have to do is request a Verification of Rent (a.k.a. VOR). If you have a private landlord, then the BEST way to document this is with cancelled checks for the last 12 months rent. Banks can do VOR's for private landlords, but rarely do because they feel that a landlord may have a relationship with the borrower and say what the bank wants to hear to help them get a loan. If you pay with cash or money orders, please stop doing this immediately and start paying with checks. Simply put, this is hurting you because by filing a bankruptcy you have already shown some financial instability. Paying your rent with cash or money order shows further financial instability and will not give you the positive rent history that the underwriter is looking for to give them the confidence in approving your loan.

5. Apply for a secured credit card.

A secured credit card allows you to make a deposit into an account to secure a credit card and then borrow against it to establish a new positive payment history. As time progresses, the bank may increase your credit line to an amount greater than your deposit, and then eventually return your deposit to you. (They will also often pay you interest on your deposit.) Be very cautious of companies that charge excessive fees or interest rates for their secured cards.

6. Prepare "non traditional" trade references These are accounts that you pay on such as cell phones, car insurance, and store accounts which can be used to document a positive payment history, but would not be traditionally reported to a credit bureau. Ideally, if you can provide 3 of these accounts with a 12-month payment history, this will help your loan officer in convincing the banks underwriter that you are a good credit risk. The best way to document this is with a letter from the company stating that you have had a positive payment history with them for the past 12 months. Alternatively, you can provide 12 months of cancelled checks showing 12 months of timely payments.

7. Resist the urge (or encouragement) to buy a car.

Some may tell you that this is the best way to rebuild your credit. The problem is that your interest rate will be so high, that your payments will make your debt ratios higher than normal, making it harder to qualify for a mortgage. Do you remember the figure of 45-50% of your monthly income that the bank will allow you to use towards your debts? This will quickly be absorbed by a car payment.

Only buy a car if a) you NEED (not want) a car, and b) you have the income to cover the car payment, any of your current debts, and your proposed new car payment.

We have seen SEVERAL people that have cars rather than homes because they went out and bought a car that they could not sell and their debt ratios were too high to qualify for a mortgage. It would be a shame to have a nice car (that depreciates daily), as opposed to a more humble car along with a mortgage on a home that gives you a tax break, and increases in value over time.

A few months ago, I turned down a naming assignment from a company seeking a business name that would correlate with a domain and a toll-free number, both currently available. Impossible, I thought. Nope, not impossible if you know how to go about it, says Bill Quimby of TollFreeNumbers.com.

The key is to find the vanity phone number first, Quimby says, and there are many more available toll-free numbers that spell out something related to your business than you would imagine. For instance, when he ran a search for toll-free numbers related to naming, he came up with 888-DR-NAMING (which I immediately reserved), 866-NOW-NAME, 877-PRO-NAMING, 888-WEB-NAMING, 877-TOP-NAMING and hundreds of other options.

Once you find a toll-free vanity number, the next step is to make sure the corresponding domain name is available for registration. 888DRNAMING.com was available, and I reserved that as well for future use. Then I was all set for a radio publicity campaign, a national advertising campaign or just rebranding.

Some points to keep in mind if this sort of naming strategy excites you:

* Although North American phones show letters on the keypad, telephones elsewhere in the world may not. Likewise, toll-free numbers in North America cannot be dialed from other continents. If you have a global business, branding only through a toll-free number that works only in one part of the world may not be a smart idea. However, it can still be a good way to attract North American customers, since you can forward the toll-free number for just pennies a minute almost anywhere else in the world.

And if you are a small company, a vanity number makes you seem bigger and more established. When Bill Quimby tells people to call him at 1-800-MARKETER, few would guess he works out of his home. A toll-free number also emphasizes that the company wants to hear from customers.
